Mount Pleasant - New Homes in Lieben Park

Mount Pleasant, SC sees a huge demand from home buyers wanting new construction in the $200K to $250K price range. However, as the amount of available land continues to diminish, this low supply has brought up prices for new construction homes. If you are looking for affordable options, know that the list of available homes will be quite short.

One of the big builders in Charleston, Beazer Homes, recently decided to tap into this price point in the Mount Pleasant market. The result is Lieben Park, which is located off Lieben Road in Mount Pleasant. There are a little over 100 homes in Phase One, a section that is selling quickly.

Beazer is currently offering single family houses starting around $190K and going up to a base price of approximately $225K. (The final cost may rise based on the upgrades you choose.) The square footage in these floor plans ranges from roughly 1300 square feet to over 2800 square feet. Most of these designs have anywhere from 3 to 6 bedrooms.

Beazer builds a 100% Energy Star home, meaning up to 45% savings in energy for the home owner. Lieben Park is about 10 minutes to I-526, and 30 minutes to I-26 and downtown Charleston. The closest beaches, Isle of Palms and Sullivan's Island, are just 15 minutes away. Shopping, restaurants, and movies are also just a few minutes' drive. The shops at Oakland are 3 miles away, and the Town Center outdoor shopping mall is less than a 10 minute drive.

There are several great hospitals in the Mount Pleasant area. The Roper-Saint Francis Hospital is a brand new hospital just a couple of miles away from Hwy 17. Also, East Cooper Hospital is located by the intersection of I-526 East and Hwy 17 South (about 10 minutes away). A third option is MUSC, the Medical University of South Carolina, and this is a teaching hospital located in the middle of downtown Charleston. It is nice to know there are a few great options for healthcare, if needed!

There are many outdoor activities close by, as well. You'll find three golf courses: Charleston National Golf Club, Dunes West Golf Club, and Rivertowne Country Club. These are public courses within a few miles of Lieben Park. The closest public boat ramp is only about 4 miles away. Palmetto Islands County Park is just off Long Point Road in Mt. Pleasant, and the Isle of Palms County Park is another great option to consider.

Natural Element of Homes Make Simple Pleasures of Cabin Living

If you already are living in a cabin, you would know how the simplicity of this kind of home makes it even more pleasurable. Living a country life far away from the busy streets of New York or the glares of Las Vegas has all its benefits. What more if you live in comfy cabins with just your basic necessities and some additional wants, but with the warmth of your family's love and care. After all, it is not the structure that makes a home home, but the love that exudes within it. A house, indeed, is not a home. It is the natural element of homes, which is the family, that gives it its name.

An important part of a comfy cabin for the family is the fireplace. This is where the father or the mother can tell children stories lifted from great books like the Canterbury Tales by Chaucer or Fairy Tales collected by the Brothers Grimm which will help them build good characters. This will also be a great place for some leisure activities like board games and card games which will strengthen the family's bond. And on a cold evening, the family can gather on the fireplace and take refuge of the warmth it gives which clearly symbolizes the family's love.

The dining room is also a place worth attending to for this is where the physical well-being of the family is nurtured. Even if it is just a log and timber home, once the mother serves delicacies to the dining table which are nutritious and at the same time appealing to her family, the log home will turn into a palace of health and prosperity.

Lastly is the comfort of the bedrooms. They should allow enough fresh air to freely enter to help good thoughts enter the mind. Also, sunlight should be abundant on the time of the day it is mostly needed. They should be big enough for the members of the family to sleep tight during the night, without worries of nightmares and with abundance of sweet dreams.

These tell us that log cabin plans, where the family can live happily, are not that easy. Some things must be considered like comfy cabin kit, home design, and the comfort it brings to the family as a whole. With all its simplicity are intricacies which will spell the complete well-being of the family living in it.

Natural Element Homes provides a great experience in planning, designing, and building your log and timber home. We make log homes, log cabins, timber frame homes, hybrid homes, comfy cabins, and modular homes. Property Maintenance Tips

Proper maintenance of your property will save you money in the long term and get you a better rent in the short term.

Here are some tips to remember.

Tools for the job

A bad workman blames his tools - a good workman knows how to use them.

You need a comprehensive range of tools so that you are not left empty handed when crunch time arrives.

So what does a good toolkit contain?

A good range of screw drivers of course.Spanners, hammers and pliers.Wire stripping pliers, wrench and a large supply of insulation and duck tape.

You'll also need a handy supply of light bulbs (keep them dry and warm). Washers always come in useful and are a cheap and quick way to please an unhappy tenant with a leaking tap.

Sink unblockers, grout fillers and a collection of different sized screws and wall plugs.

A ladder is always necessary - a solid one if you need to reach the top of a house, (don't stint here - it's not worth it), a step ladder will generally suffice in an apartment.

Floors

Look after your floors well - they get the most abuse from inhabitants.

Often with floors prevention is the best solution and saves work and money in the long run.

Doormats are useful at each entrance to prevent excessive dirt getting in and asking people to take their shoes off before entering is not the worst idea in the world. It's not always practical but it is effective.

Clean floors regularly, at least once a week. Sweep hard floors and clean them monthly with a specialist cleaner that won't make them slippery. Vacuum carpets regularly and keep a good carpet stain remover handy - treat stains immediately. Carpets should be steam cleaned once a year - phone around for quotes and get the pros in to do it for you. The longer a stain stays in your carpet, the harder it will be to clean. Remember these words as you stare at that two year old red wine stain on your carpet.

Walls

Look, as cute as your kid's scribbles on the wall may appear to you it will not appear so to the next tenant. And even though those holes in the wall may appeal to your industrial-chic style it's not everyone's taste.

Never forget it's the walls that hold up your apartment or house. So look after them.

Don't worry too much about surface cracks in the plaster or damage to the wallpaper or paint. These can easily be repaired with new decorations. The thing to really look out for it more intrusive damage to the wall, cracks and damp.

Widening cracks should be looked at by an expert as soon as possible. The earlier you deal with it, the easier and cheaper it will be to fix.

Rising damp or dry rot is also best treated quickly. Pay particular attention to the walls in your bathroom. You want to ensure that moisture and condensation isn't settling into the walls causing damage.

Windows

Clean windows regularly and wipe down any condensation. Paint wooden windows at least once every three years to prevent weather damage.

Plumbing

Don't put up with dripping taps, this wastes water and is easy to fix. Check pipes and taps regularly and deal with problems as they arise. If you have bought a house with inferior plumbing, consider getting it replaced before it bursts and damages your home.

Electrical

Basic maintenance like replacing plugs you can do yourself - just remember to switch off the supply when needed. For anything else, including replacing faulty switches, consider getting someone in. Any electrical installations or major work should be done by a qualified electrician.

Reasons to Use a Real Estate Broker Over a Multiple Listing Service During Your Housing Search

Many people begin searching for real estate property by performing a Multiple Listing Service (MLS) search. MLS searches are a great way to become familiar with the appearance and property prices of a community, but they are rarely a source of in-depth information. To receive the most accurate information about properties, you should speak with a real estate broker for the following reasons.

MLS listings do not offer in-depth information

Most listings present the physical specifications of a property, a list of its unique features, and a brief description of the surrounding area. The listing is designed to grab the interest of potential buyers, not to present information that could potentially deter their interest. Before you conclude that a property or a community is as ideal for your needs as it seems, you should speak with a broker who is familiar with the property and its location.

Some information in a listing might be out of date

MLS databases contain thousands of property listings, and keeping them up to date takes time. In some cases, a property costs less than the listing indicates, or has received updates the listing does not mention. When sellers are motivated to sell, they often drop the price of a property, or make home improvements to attract more buyers. Before you conclude a house is out of your price range, or does not have the amenities you need, you should speak with a real estate broker.

The agent will offer valuable information about communities

Most MLS listings do a good job of presenting the unique benefits of a community, such as golf, beachfront living, or seclusion. However, each community has its own style of living, which is something that property listings rarely articulate. For example, living in one community may put you in touch with lots of tourists, while living in a different community may keep you from seeing a single tourist in the neighborhood.

The agent may have special knowledge of the seller's situation

Most buyers expect to buy a property for less than its list price, but just how much they could pay depends on the seller's situation. If the seller feels like holding out for a premium price, it might not be worth your time to haggle with the person. On the contrary, a buyer who must sell quickly may be willing to offer a meaningful discount. Before you make an offer on a property, speak with a broker to find out about the seller's situation.

Conclusion

Searching through MLS listings is a great way to become familiar with the property prices and appearance of the area's many communities. However, most listings do not offer in-depth assessments of what living in a community is like, and some listings contain outdated information. To receive the most accurate information about properties and communities, potential buyers should speak with a real estate broker.

Reviewing Hilton Head MLS listings is a great way to find properties, but buyers should also consult a Hilton Head real estate broker.

The Advantages and Disadvantages of Single Family Houses

There are many different types of real estate property. These include condos, apartments and single family houses. Single family houses are those that are occupied by only one family and have only one dwelling unit. This is quite different from apartments and condos which have multiple dwellings and are occupied by many families. Like other types of real estate property, these houses also have some advantages and disadvantages. These advantages and disadvantages are discussed below.

Advantages

Firstly, single family homes have more appreciation in value and are more resistant to down markets than multifamily dwellings. Thus, your investment will be protected and yield greater returns.

Secondly, such houses provide control over your space. You can renovate, remodel or revamp your home the way you want. There are no restrictions on changing the look of your home. Thus, you can make your home match your personality. However, you still have to follow city and locality rules.

Thirdly, there is more privacy in such houses. You don't share walls with anyone and so, can enjoy the peace and quiet. You also don't have to put up with any nonsense of other families living in the community.

Fourthly, there is no association to deal with. You don't have to give any maintenance fee for your home or follow the strict rules and regulations of the association.

Disadvantages

Firstly, the cost of single family homes is high. They are more expensive than multifamily homes. Many people cannot afford them single family homes and so, opt for multifamily houses.

Secondly, maintenance is the responsibility of the homeowner. This can be quite a headache as everything from landscaping to plumbing has to be done by the homeowner himself.

Thirdly, amenities like swimming pool and gym will cost a lot in single family homes and are affordable only for those having high income.

Fourthly, the cost of maintenance is high in these homes since everything has to be done by the homeowner. In multifamily homes, the cost is shared and so maintenance is not that high.

Finally, it is better to have an apartment or condo in the city near facilities like hospitals and transport rather than a home in the suburbs where everything is far away. This is especially true if you work in the city and have to commute to your workplace every day.

In the end, the suitability of a single family home depends on you and your needs. So keep these advantages and disadvantages as well as your own preferences in mind when deciding whether or not to buy such a house.

Semi Detached Home- A Good Investment?

Semi detached houses are a very popular choice for homebuyers and those who rent and are available in a wide range of styles. A semi detached house is attached to another house on one side, sharing a wall. Usually, both portions are identical in design although there can be a few differences. These are cheaper than detached houses as two homes can be accommodated in place of one. The shared wall between the two portions is called a "party wall" and any change to the wall is subject to a legal agreement between the two occupants of the property.
A short history:
The original design is credited to architect John Shaw and his son in the 19th century in North London. Semi detached houses were generally attributed to the middle class. Around the 1920s and 1930s a number of semis in different styles came up in the suburbs featuring spacious living areas with modern amenities. After World War II, it was common to see council semis across the UK and eventually these became a preferred option among homebuyers. Semi detached "villa" style residences in the suburbs are much sought after. As an evolving style, even detached houses are being divided to create two homes because of the price they fetch. The reverse is also common, where two semis are combined into a single detached property thereby raising its value.
What are the benefits?
With the variety in building style, the area in which they are located and the quality of construction, the following are the perceived advantages of semis:
• The cost factor is the first benefit. There is the advantage of an independent residence at a much lower price than a detached home.
• Compared to terraced homes where the owner must park on the street, semis are equipped with their own garages and gardens.
• Semis offer privacy because of their location, in addition to less noise pollution from neighbors.
A semi detached house makes good investment sense for those looking for the benefits of a detached residence without the associated high costs. To choose the most suitable one, talk to the neighbors to get an idea of the area. A property with a garden is an advantage as it adds to the property value. Ex council Semis are more affordable, spacious and conveniently located.
Things to watch out for:
Building a semi detached house is a great idea but when a home buyer considers buying an existing property, it is important to have the property surveyed. Since semi detached houses were originally built as a cheaper housing option, there are chances that the quality of construction may not be up to the mark. Repairs and renovation if any must be taken into account before investing in the property. There is also the issue of mortgage, the complexities of which have to be properly understood before the purchase is made.
The best starting point is a reliable developer with an excellent reputation who can offer various options and unbiased advice based on the buyer's needs, the location of choice and budget.
